How to run your first property analysis

Running your first analysis in Underwrite takes less than a minute of setup. Here's how.

Before you start

You'll need a direct property listing URL from Zillow or Redfin — the individual property page, not a search results page.

Steps

  1. Sign up or log in at www.underwriteapp.com. Quick Screen is free to start, and every new account includes 1 free Full Analysis on signup — no credit card required.

  2. Click "New Analysis" in the left sidebar.

  3. Paste your property URL into the input field. Underwrite validates the URL and auto-fills the property address.

  4. Choose an analysis mode:

    • Quick Screen — 30-second snapshot of revenue, cap rate, and DSCR. Always free.
    • Full Analysis — Complete 10-tab investment package including financial model, comps, tax impact, renovation scope, and lender PDF. Uses 1 credit.
  5. For Full Analysis only: Fill in the optional configuration fields — property type, investment strategy, renovation budget, and any notes. These improve comp matching and scenario modeling.

  6. Click "Start analysis." A progress bar tracks each pipeline stage (scraping → comps → financials → AI narrative).

  7. View your report. When the pipeline finishes, you're automatically redirected to the Investment Summary.

Tips

  • Quick Screen is free every time — use it to filter a list of properties before spending a credit on Full Analysis.
  • Your analysis is saved automatically. Find it again under Reports in the sidebar.
  • If the analysis fails, check that your URL points to an active listing on Zillow or Redfin.
