How to export a lender-ready DSCR PDF
The DSCR PDF is formatted for submission directly to a DSCR lender or mortgage broker. It includes all the financial tables, comp data, and executive summary a lender needs to evaluate your deal.
Who can export the DSCR PDF
PDF export requires the Professional plan ($299/mo). If you're on Investor or Pro, you'll see an upgrade prompt when you click the export button.
Steps to export
- Open any completed Full Analysis report.
- Click the share/export icon in the top bar (arrow-up icon, top right).
- Select Export PDF from the dropdown menu.
- A clean, print-ready PDF opens in a new browser tab or triggers a download, depending on your browser settings.
- Save the file and attach it to your lender submission.
What the PDF includes
- Executive summary with verdict, key metrics (CoC, cap rate, DSCR, IRR)
- Revenue scenarios (conservative, base, optimistic)
- 10-year financial pro forma
- Operating expense breakdown
- Comp data summary (which properties were used for revenue projections)
- AI-written investment narrative

Tips
- Run through your report before exporting. The PDF captures the base scenario by default. If you've adjusted inputs in the Revenue Playground, those changes are reflected in the export.
- The Pitch Deck tab (available on all paid plans) contains the 8-slide investor presentation — share this with partners or equity co-investors who need a summary without full account access.
- If your lender needs the raw data, use Export CSV to provide a full spreadsheet with the 12-month pro forma and comp table.
