Underwrite lets you compare multiple saved properties side-by-side and evaluate different markets before you decide where to buy.
Comparing saved properties
How to run a property comparison
- Go to Compare in the left sidebar.
- Select 2–4 properties from your saved analyses using the checkboxes or the search bar.
- Click Compare to open the side-by-side view.
What the comparison table shows
Every key metric is displayed side-by-side, with the winner in each category highlighted:

| Cash-on-Cash Return | Which deal gives you the best levered yield |
| Cap Rate | Which property earns more relative to price |
| IRR (10-year) | Long-run total return including appreciation |
| Gross Revenue | Top-line earning potential |
| Occupancy | Demand strength in that submarket |
| NOI | Income after operating expenses, before debt |
| ADR | Average nightly rate the market will support |
| DSCR | Loan qualification margin |
| Break-even occupancy | Minimum occupancy needed to cover costs |
How to use it: Filter down to your top 2–3 deals, then compare them to identify which one offers the best combination of returns, risk profile, and financing eligibility before making an offer.
Comparing markets
The Markets page lets you search and filter hundreds of STR markets before you commit to a geography.
Browsing markets
- Go to Markets in the sidebar.
- Filter by region, regulation status, market health score, or financial performance ranges.
- Click any market for a detailed breakdown: average cap rate, ADR, occupancy trends, regulatory environment, and supply/demand balance.
Side-by-side market comparison
- From the Markets page, select up to 4 markets.
- Click Compare markets to view them side-by-side.
This is useful when you're deciding between, say, Smoky Mountains vs. Scottsdale vs. Gulf Shores — you can evaluate the market fundamentals before sourcing individual deals.
Tips
- Compare first, analyze second. Use Quick Screen on several properties in a target market, then run the Compare view to decide which one deserves a Full Analysis credit.
- Check regulations in the market view. Some markets with strong revenue numbers have restrictive STR ordinances — the Markets page flags regulation status prominently.
- Save your best markets. Click the bookmark icon on any market to save it to your watchlist for quick access later.
